Northeast Los Angeles
Our office and yard are on Alhambra Avenue, so Northeast Los Angeles is home ground. We build concrete, drainage, waterproofing, underground utilities and street work here, and we inspect and service septic systems in the hills where homes are still on septic. Crews and equipment are minutes away.

Local permits and agency rules
- Northeast LA is in the City of Los Angeles. Building permits go through LADBS, street work through the Bureau of Engineering, and water and power through LADWP.
- Sidewalk and driveway approach work follows the City's standard plans, and we pull the street permit under our license.
Site conditions here
- Hillside streets in Mt. Washington and Eagle Rock bring steep driveways, retaining walls and below-grade walls that take on water.
- Some hillside homes are still on septic and need inspection, repair or ORCA Pod service.
- Older homes often have sewer laterals and drains that need locating and camera work before repair.

Questions we hear in this area
Will the City's sidewalk rebate cover my repair?
Usually only part of it. Apply through the City's sidewalk repair program first, then send us the City's offer or notice along with a few photos. We price the full repair to the City's standard plans so you can see how much the rebate covers and what is left.
Who pays the permit and agency fees?
The owner pays permit and agency fees directly to the agency. We don't include them in our price, because the amounts aren't known until the agency invoices them. On street work we pull the permit under our license, and the fee notices come straight to you.
Why does new concrete look uneven in color?
New concrete often looks uneven from one pour to the next. Weather, sand, the mix and curing all affect the color while the concrete is young. The difference usually evens out as the concrete cures. Hairline cracks are controlled by the saw-cut joints, which decide where the concrete cracks as it shrinks.
Why is your bid higher than another one I received?
Often the bids don't cover the same work. Our proposals list what the price includes, such as saw cutting, demolition, haul-off, base, shoring and restoration, and what it excludes. Line the bids up item by item, and ask the other bidder whether those pieces are in their number.
Response time from our Los Angeles office
On business days, we respond to calls and requests the same day, and no later than the next business day.
Rooted in Los Angeles, on purpose
J.F. Prieto Engineering Construction was founded in Los Angeles, and our office, shop and yard are on Alhambra Avenue, close to the heart of Los Angeles. We chose that spot for a reason. The 5, 10, 110 and 710 freeways are minutes from the yard, so our crews can reach almost any part of the region by more than one route. Most mornings, rush-hour traffic is heading into the city while our trucks are heading out, so crews and equipment get to your site on schedule.
Common work here: concrete and driveways, sidewalks and curbs, waterproofing and drainage, block and retaining walls and septic service.
