Investigations

We open the ground so your plans aren't based on assumptions. We locate buried tanks and lines, run cameras through sewer and drain lines, pothole existing utilities and map site drainage, then hand you what we found with photos and a marked-up site plan. Investigations are billed on time and material, and we report findings before any repair work.

Sewer camera inspection showing root intrusion

Who it's for

  • Architects and engineers who need existing conditions confirmed before they finish a design
  • Buyers, sellers and agents who need a buried septic tank or sewer line found
  • Owners dealing with settlement, standing water or a drain that keeps backing up
  • General contractors who hit something that isn't on the plans

How the work goes

  1. A signed Service Agreement sets the time-and-material terms before we schedule.
  2. We locate, expose, camera or pothole, depending on what you need to know.
  3. You get the findings before any repair work: photos, depths and, for drainage, a PDF site plan.
  4. If repairs are needed, they are priced separately from the investigation.

What drives the cost

  • Hours on site and the number of locations opened
  • Depth, access and the equipment the job needs
  • Disposal of excavated material
  • Travel to the site

What we do differently

Findings come before any repair, with photos, depths and a marked-up site plan.

Common questions

Can you give me a total before you start digging?

When the work depends on what is underground, we bill on time and material, because nobody knows the conditions until the ground is open. We can give you a typical range in writing. If you need a ceiling, we agree an authorized amount and stop for your approval before we reach it.
