Waterproofing & Drainage
Water behind a wall rarely has one cause, so we fix the waterproofing and the drainage together. We repair and install below-grade waterproofing, wall drains and site drainage on foundations and retaining walls. On tight sites we dig by hydrovac or treat the inside face of the wall. Waterproofing and drain details come from the Engineer of Record.

Who it's for
- Owners with a basement, garage or retaining wall that takes on water
- General contractors who want waterproofing and drainage in the same package as the foundation or wall
- Hillside and tight lots where a machine can't reach the outside of the wall
- Property managers dealing with water at a below-grade wall after a storm
How the work goes
- We look at where the water shows up, then expose and test what we need to, so the repair is based on what we find.
- We price the waterproofing and the drainage as one scope, with a soil-side option and an inside-face option where both are possible.
- Where access is limited, we dig by hydrovac or by hand. Every excavation is run by a foreman who is an OSHA-trained competent person, under our Cal/OSHA annual trench permit.
- Surfaces are prepared and each system is applied following the manufacturer's instructions and the approved detail.
- Drains are tied in and the work is inspected before it is backfilled. Added areas are handled by change order.
What drives the cost
- How much wall is treated, and whether it is the whole wall or isolated spots
- Access, and whether the soil side is dug by machine, hydrovac or hand
- The drainage needed: wall drain, gravel, outlet and tie-in
- Surface preparation and repair of the existing wall
- Disposal of excavated material
What we do differently
Waterproofing and drainage from one crew, including tight sites reached by hydrovac. Every foreman is an OSHA-trained competent person, working under our Cal/OSHA annual trench permit.
Common questions
Is the leak a waterproofing problem or a drainage problem?
Often it is both. Water behind a wall rarely has one cause, so we look at where the water shows up, expose and test what we need to, and price the waterproofing and the drainage as one scope. The details come from the Engineer of Record.
Can you waterproof a wall when there is no room to dig outside it?
Yes. Where a machine can't reach the soil side, we dig by hydrovac or by hand, or treat the inside face of the wall. Where both are possible, we price a soil-side option and an inside-face option. Every excavation is run by a foreman who is an OSHA-trained competent person.
