Pre-Construction & Owner's Representation

On difficult sites, the costly surprises are usually decided before the first dig. We help owners and design teams early with field verification, constructability reviews, budgets at the schematic stage with every assumption written down, and value-engineering alternates for the engineer's review. During construction, we can act as the owner's representative or run construction management.

Who it's for

  • Owners and developers starting a hillside, tight-access or underground-heavy project
  • Architects and engineers who want a contractor's constructability review before the plans are final
  • Owners who want someone on their side to manage the bids, the budget and the builders during construction

How the work goes

  1. We meet, review the plans or schematic design, and walk the site.
  2. Where existing conditions are unknown, we verify them in the field before the design goes further.
  3. You get a budget with its assumptions documented and site risks flagged, plus any value-engineering alternates for the engineer's review.
  4. For bidding, we put each trade out with the plans, RFI dates and bid dates, then level the bids.
  5. During construction, as owner's representative or construction manager, we track pay applications with conditional lien waivers and keep every direction in writing.

What drives the cost

  • How early we are brought in, and how complete the design is
  • Site visits and any field verification needed
  • The number of trades and the length of the construction phase

What we do differently

A contractor's review of the plans before you build. Design stays with your architect and engineer, and we flag what will be hard, slow or costly to build.

Common questions

Can you give preliminary pricing at the schematic stage?

Yes. We start with a meeting and a site walk, then give you a budget with every assumption written down and the site risks flagged. As the design develops, the budget is updated, so the owner and the designer can make decisions before the plans are final.
