Asphalt Paving & Parking Lots
We maintain, repair and build asphalt parking lots, drive aisles and driveways across Greater Los Angeles: crack sealing, sealcoat, patching, overlays, restriping and new paving. We look at the pavement first and price it in tiers, so you can compare protecting what you have with rebuilding it. Sealcoat protects asphalt but doesn't level it.

Who it's for
- HOAs and property managers maintaining parking lots, drive aisles and garage courts
- Commercial owners with cracked, faded or failing pavement
- General contractors who need new paving, base and striping on a site package, or patch-back after underground work
- Homeowners with a cracked or sinking asphalt driveway
How the work goes
- We walk the lot and mark where the pavement is only worn and where the base has failed. If the base has failed, we tell you before you pay for a coating.
- You get the options in tiers, each priced separately: maintenance (crack seal, sealcoat and restripe), repair (adds patching, overlays, speed bumps and drainage fixes), or full remove and replace.
- On new parking lots, we grade, place the base and pave to the civil plans, with drainage flowlines built to grade.
- We plan the closures with you, area by area, so residents and tenants know where to park.
- Our crew works in the agreed phases, then restripes stalls, arrows, red curbs and ADA markings. Paved areas stay closed to traffic the day after paving, and we tell you when to plan the next sealcoat.
What drives the cost
- The tier you choose: maintenance, repair or full replacement
- Square footage, and how much of the base needs repair
- Phasing around residents and tenants, which adds restriping and patching
- Drainage flowlines, speed bumps and ADA work
- Asphalt and oil prices at the time of the work
What we do differently
Maintenance, repair and full replacement priced side by side, so you see what protecting the lot costs before you pay to rebuild it.
Common questions
Where will residents park during asphalt work?
We plan the closures with you, area by area, and mark each closed section with cones and tape so residents and tenants know where to park. Paved areas stay closed to traffic the day after paving. Phasing the work keeps parking open, though it adds some restriping and patching.
