Hollywood Hills & Westside Canyons
Canyon lots in the Hollywood Hills, Laurel Canyon, Bel Air and Brentwood bring steep access, rock and older septic systems. We drill caissons and build shoring with our compact rig, inspect and repair septic, and build driveway approaches and street work to the City's standard plans. Design stays with your Engineer of Record.

Local permits and agency rules
- Most of these neighborhoods are in the City of Los Angeles. Building permits go through LADBS, street work through the Bureau of Engineering, and water and power through LADWP.
- Beverly Hills issues its own permits and has its own standard plans for street work.
- Hillside lots in the City of LA have extra grading and access rules, so the plans and permits often take longer than flat lots.
Site conditions here
- Narrow, winding streets limit truck and rig size, and parking for crews is tight.
- Caissons often hit rock, so depth and drilling method are planned with the geologist's minimums.
- Some older canyon homes are still on septic, often with buried lids and seepage pits that need locating.

Questions we hear in this area
What does a septic certification inspection include?
A certification means opening the whole system: both tank compartments, the distribution box and every seepage pit or leach line. Running a camera or pumping the tank is not a certification. If the lids are buried, our crew locates and exposes them on time and material, and you pay only for the time used.
Can you design or stamp shoring, foundations or drainage?
No. JFPEC is the contractor. Design and stamped drawings come from the Engineer of Record or a shoring engineer. We build to the stamped design as the contractor's means and methods, and we prepare the submittals, sequence of work and Cal/OSHA trench permit records the inspector needs.
Who pays the permit and agency fees?
The owner pays permit and agency fees directly to the agency. We don't include them in our price, because the amounts aren't known until the agency invoices them. On street work we pull the permit under our license, and the fee notices come straight to you.
Will the City's sidewalk rebate cover my repair?
Usually only part of it. Apply through the City's sidewalk repair program first, then send us the City's offer or notice along with a few photos. We price the full repair to the City's standard plans so you can see how much the rebate covers and what is left.
Response time from our Los Angeles office
On business days, we respond to calls and requests the same day, and no later than the next business day.
Rooted in Los Angeles, on purpose
J.F. Prieto Engineering Construction was founded in Los Angeles, and our office, shop and yard are on Alhambra Avenue, close to the heart of Los Angeles. We chose that spot for a reason. The 5, 10, 110 and 710 freeways are minutes from the yard, so our crews can reach almost any part of the region by more than one route. Most mornings, rush-hour traffic is heading into the city while our trucks are heading out, so crews and equipment get to your site on schedule.
Start with caissons and shoring, septic inspection and repair and driveway approaches and street work. For the paperwork on deep excavations, see shoring submittals and site safety.
